i have 1 scene too with the 1º image problem.
On the begining the render work fine but when i make changes in mesh appears this box transparent on my model.
I fix this separating the object from wall.

I think this is a bug. I too see this problem, but is not unsee by camera. is something related with animation and camera. Second image no so much washed.
First is washed because you was so much reflection in ground.
With your high exponential all is supersaturated and dark. i think 4.2 is a big value.
Try 1 to 3 and increase GI.
Check too my render time

My test , i change some options starting with midle setting, and move the area light near the window and scale this vertically.

I like more the first view. But if you need this shot , need to work on garden. Try to do a mesh for grass with some jitter deformation to make more natural level. And try to add some grass with kray instance to improve the bored grass. Too need to work on the texture, is deformed and i can see the ...
